10 Top Tips For Presenting Your

Home For Sale

  1. First impressions always the most vital. Lawns, gardens, paths, gates and front door all need a little extra attention. Take a look at your “street appeal” as if for the first time.
  2. De-clutter- Hold that garage sale before the 1st inspection or donate unused items to charity. If your home looks too small for you a prospective buyer will have similar doubts.
  3. Paint work- If a new paint job is overdue, now is the time. Stay away from the vibrant colors and choose one of the hundreds of shades of “white”. It will give instant freshness, light and a feeling of spaciousness.
  4. Lighting- Before inspections open blinds and heavy drapes to allow maximum natural light to enter. Heating or cooling should be used when necessary.
  5. Furnishing- Consider hiring furniture for the duration of the marketing campaign. This technique has been used very successfully by creating a whole new atmosphere in a home.
  6. Pets & Pet Beds/Bowls- Where possible remove before inspection time.
  7. Clean, Clean, Clean- If repainting is not an option, a thorough “spring clean” will pay dividends. Pay particular attention to windows, kitchens & bathrooms.
  8. Cooking Odors- can linger. Allow adequate ventilation in food preparation areas.
  9. Finishing Touches- Keep personal items and memento’s to a minimum. Bowls of fresh flowers always look attractive.
  10. Finally Inspection Time- Prospective purchasers feel more comfortable and ask more questions when the owners are NOT present. Try to avoid being around during inspections. A good agent will report back to you with relevant feedback after the inspection.
